HELPFUL HINTS ABOUT SELLING YOUR OWN HOME
AD WRITING:
- Stick to basic facts. Cuteness doesn’t sell homes.
- Specify time that you will be available to field the calls.
- Don’t limit yourself to just one advertising source.
- Change wording of ads so buyers are reading fresh copy.
INFORMATION YOU SHOULD HAVE HANDY:
- Mortgage information:
- Remaining principal balance
- Assumption policy of mortgage
- Current interest rate
- Qualification required of buyer
- Monthly payment
- Taxes
- Room sizes
- Deed restrictions
- Water & Sewer
- Zoning
- Abstract or Title Insurance
- Possible Financing
PREPARATION FOR SHOWING:
- Sign should be strategically placed.
- First impressions are lasting impressions. An inviting exterior insures inspections of the interior. Keep your lawn trimmed and edged.
- Fix that faucet, dripping water discolors the enamel and calls attention to faulty plumbing.
- Clothes properly hung, shoes, hats, and other articles neatly placed will make your closets appear neat and adequate.
- Check and recheck your bathrooms. Bright and clean bathrooms sell many homes.
- Bedrooms are always outstanding features. Arrange them neatly.
- Can you see the light? Illumination is a welcome sign. Turn on your lights at the front porch and throughout the home. The prospect will feel a glowing warmth which might otherwise be impossible to attain.
SHOWING THE HOUSE:
- Three’s a crowd. More will lose the sale. Avoid having too many people present during the inspections.
- Keep pets out of the way, preferably out of the house.
